Below is our price guide services that Olearia Town Planning provide for sites in Queensland.  The fees are indicative and may vary subject to the detail of your project and number of constraints affecting the subject site. The fees identified include any applicable GST, but do not include additional costs including Council Fees, infrastructure charges, and any supporting information from consultants (reports or plans) that may also be required.

HOUSES & EXTENSIONS

Advice – $220

Siting Variation – $440

Small-scale House Extension – $1,500

This includes a review of up to two (2) sets of plans for a house or house extension to determine whether or not a development application is required. If an application is triggered but could be avoided, we will also provide guidance on how to avoid an application (if possible). 

We can also confirm whether the application will be code or impact assessable, and what additional requirements you may need to meet for the development to address the planning scheme. If an application is required, we will provide a discount on the typical fees to prepare the application. 

Typically we can provide a response within 48 hours of the request being received subject to all relevant information being provided to us. 

This fee relates to sites in QLD only. 

This is otherwise known as a concurrence agency response from Council.  

In some Councils you will not trigger a development application for a house or house extension, but you will trigger a referral response. This is because the Planning Regulation 2017 identifies Council as a referral agency where a development does not meet the required provisions of the Queensland Development Code.  

We can assist by preparing and lodging the request to Council, managing any requests for additional information, and reviewing the decision. 

This fee relates to sites in QLD only. ​

If you require a development application for a small scale extension including a carport, deck, garage, secondary dwelling, or other small scale extension, we can assist.

This service includes preparing and lodging the development application, lodging to Council, managing the consultants (if required), preparing a response to Council’s information request (if required), and reviewing Council’s decision package. 

Typically we can prepare and lodge a development application within 5 days of receipt of the final plans and any required reporting.  In some cases, we may also need consent from the landowner/s to lodge the application.  

This fee relates to sites in QLD only. ​

 

New house or substantial non-compliance – $1,800

change to existing approval

If you require a development application for a new house or your proposed extensions have substantial non-compliance with the planning scheme, this is the product for you. 

This service includes preparing and lodging the development application, lodging to Council, managing the consultants (if required), preparing a response to Council’s information request (if required), and reviewing Council’s decision package. 

Typically we can prepare and lodge a development application within 5 days of receipt of the final plans and any required reporting.  In some cases, we may also need consent from the landowner/s to lodge the application.  

This fee relates to sites in QLD only. 

After you receive your development approval there is a period (20 business days) called the applicant appeal period where you can make changes and request a negotiated decision. 

This is where you would request changes to Council’s markups (amendments in red) on the approved plans, or changes to conditions. 

If you are seeking to make changes after this appeal period, a formal change is required.  This service covers the request to change the application and/or conditions. We will need consent from all landowners to lodge the request.

Due to the varied nature of this request, we cannot provide a standard fee. You can request a fee quote here. 

There are standard periods for development approvals. In order to extend this timeframe you need to make a written request to Council to extend the currency period. 

We will prepare and lodge the request for an extension to the currency period, including negotiating with Council and relevant referral agencies.  We will need consent from all landowners to lodge the request. 


DUAL OCCUPANCY & UNITS

Advice – $330

Dual Occupancy –

Multiple Dwelling

This includes a review of up to two (2) sets of plans for a dual occupancy or multiple dwelling development to determine whether or not a development application is required. If an application is triggered but could be avoided, we will also provide guidance on how to avoid an application (if possible). 

We can also confirm whether the application will be code or impact assessable, and what additional requirements you may need to meet for the development to address the planning scheme. If an application is required, we will provide a discount on the typical fees to prepare the application. 

Typically we can provide a response within 48 hours of the request being received subject to all relevant information being provided to us. 

This fee relates to sites in QLD only. 

If you require a development application for a dual occupancy, this is the product for you. 

This service includes preparing and lodging the development application, lodging to Council, managing the consultants (if required), preparing a response to Council’s information request (if required), and reviewing Council’s decision package. 

Typically we can prepare and lodge a development application within 5 days of receipt of the final plans and any required reporting.  We will also need consent from all landowners to lodge the application.  

This fee relates to sites in QLD only. 

If you require a development application for a new multiple dwelling development we can assist in reviewing plans and providing advice, coordinating consultants, preparing a thorough development application and managing the development application process. 

We will also assist in liaising and negotiating with Council as well as coordinating a response to any information request and further issues.  

Due to the varying nature of multiple dwelling applications we cannot provide a standard fee. Our fee guide is $2,200 – $2,750 to prepare the application and lodge to Council. 

Depending on the project, we will also provide a capped fee for post-lodgement work which is charged at an hourly rate. This means you will have peace of mind when it comes to cost for the development application. 

Typically we can prepare and lodge a development application within 7 days of receipt of the final plans and any required reporting. We will need consent from the landowners to lodge the application.
